Q: What type of houses do your buyers look for?
A: Our buyers purchase properties in a ll types of conditions, sizes and price ranges. They buy them "as is", so you do not have to make repairs.
Q: How many distressed properties have your buyers purchased?
A: Our buyers have participated in well over 1,000 transactions in the city of Los Angeles and on the west side.
Q: Do I need to pay for an appraisal?
A: No, as an appraisal is not necessary because our buyers pay ALL CASH.
Q: Will the buyer require a termite inspection and any necessary work?
A: A termite inspection is NOT required by you as well as any termite repairs or fumigation.
Q: Do I need to make any repairs should the buyer request?
A: The buyers will purchase your property "as is" and do not require you to make repairs.
Q: What is the time frame from start to finish?
A: This depends on you...the buyer can close in as little as 7 days; or if you require a longer time frame, not a problem. They can close and you can stay in your property for as long as 30, 45, 60 days if necessary.
Q: Who handles the sale?A: All transactions are handled by a third party entity which is also known as an escrow company.
The Noel Team will make sure all forms needed to release liability from you are signed by the buyers.
Q: How do I get paid?
A: After notification from escrow that the transaction has been confirmed recorded, you will receive all of your funds in 24 hours via a check or direct deposit to your bank.
Q: Am I obligated to sell my house?
A: Absolutely not...we can present the buyers offer to you and if it meets your needs perfect; if it does not, that is fine too. There is never any pressure for you to sell.
Q: How long do I have to accept an offer?
A: Time is of the essence...the buyers' funds are available on a first come first serve basis. They make numerous offers on properties like yours all over the city. You are given a time frame to respond to their offer, but they do reserve the right to withdraw their offer at any point before you sign acceptance.
Q: When can I expect to hear from you?
A: We will get back to you as quickly as possible. However, we strive to return calls and emails within 24 hour time frame. Q: What happens after I accept an offer?
A: It is relatively an easy process. We open escrow with the escrow company, providing them with the necessary paperwork and the buyer will wire initial deposit to escrow. Within 7 days (minimum); or the agreed upon number of days for your escrow period, and the signing the final paperwork, you will have your money!
